How much does window tint cost for a house in Los Angeles?
By film and square foot: 3M Night Vision is from $12 per square foot and 3M Prestige from $19. A 3-bedroom house of 15–20 windows in Prestige is from $4,499. The film line, the glass area, access (second storey, skylights) and removing old film move the price; photos get you an exact quote.
What is the best window film for a hot west-facing room?
A film with a low solar heat gain coefficient: compare the SHGC (lower lets in less heat) and the visible transmittance on each film's NFRC label. The DOE says east- and west-facing windows "can benefit more". 3M Prestige keeps the view; 3M Affinity cuts more heat with a mirror look. The normal August high is 97.4°F at Woodland Hills against 76.7°F at LAX, so Valley homes usually need more heat rejection than the coast.
Can people see in at night through one-way window tint?
Yes, when your lights are on. Reflective film is one-way only while it is brighter outside, and at night the glass looks like a mirror from inside. Our reflective film, 3M Affinity, is less mirrored inside than out (25% against 58% reflectance) but is not night privacy either. For bedrooms and bathrooms, use 3M FASARA frosted film or add blinds.
Will window film crack dual-pane windows or void my window warranty?
The warranty first: the DOE says most window makers void theirs when film goes on a dual-pane unit, so film makers write their own cover. 3M's residential terms cover thermal-shock glass breakage for up to 5 years and seal failure to match the window maker's warranty, up to 10 years, capped per window. Cracking: the wrong film on the wrong glass can stress it, so we check your glass before quoting.
Can you tint skylights?
Flat glass skylights, yes: 3M Prestige applied from inside, from $399 per skylight. 3M writes its film warranties for flat glass: curved surfaces void coverage, sloped glass shortens the term, and plastics such as polycarbonate are not covered. So for acrylic or polycarbonate domes we suggest a shade or a new dome instead.
Do I need HOA or landlord approval to tint my windows?
Often, yes. Where your CC&Rs require approval, California Civil Code 4765 requires a fair, prompt process and a written decision, with the reason and a way to ask the board to reconsider if it is a denial. Owners may change their own unit subject to the governing documents (Civil Code 4760), and condo glass can count as common area. Renters need the landlord's consent in writing.
Does window film stop floors and furniture from fading?
It slows fading; it does not stop it. UV-blocking film can block more than 99% of UVA and UVB (Skin Cancer Foundation), and the International Window Film Association says film protects against fading from UV and solar heat, but "no window film can eliminate fading". Visible light fades things too, so rugs and art still benefit from rotating.
Can you tint my car and my house windows in the same visit?
Yes, in one booking: car tint goes on in your driveway with mobile window tinting, and house film is quoted by the window after the glass check. Tell us about both when you book, and the quote sets the timing for each.

Every rated film carries an NFRC label with its solar heat gain coefficient (SHGC) and visible transmittance (VT). The lower the SHGC, the less heat gets in (US Department of Energy).
Heat control: ceramic and solar film
Ask for "ceramic" home film and what we fit is 3M Prestige, which 3M describes as "multilayer, metal free, spectrally selective": a clear polyester film of at least 220 layers with infrared-absorbing particles and no metal, per 3M's Prestige specification. Spectrally selective means it lets daylight through and rejects much of the sun's heat. East- and west-facing windows "can benefit more" from solar-control film (US Department of Energy). Prestige 70 on single-pane clear glass keeps 70% of your daylight, rejects 50% of the sun's total energy and blocks 99.9% of UV, with no mirror look from the street; being metal-free, it will not corrode near the coast. The honest trade-off: film also blocks winter sun, which is why the DOE points it at "climates with long cooling seasons" like LA's. 3M's residential warranty covers the film's performance for as long as you own and live in the home: blistering, cracking, peeling, bubbling, delaminating and discoloration; it is not transferable and does not cover rentals (3M warranty bulletin). For hotter rooms, 3M's specification runs the series darker: Prestige 40 lets 39% of light through and rejects 60% of total solar energy on 6 mm clear glass. Prestige film from $19 per sq ft; the entry line, 3M Night Vision, from $12. Tinting a car instead? That is ceramic tint.
Privacy tint for house windows: frosted and decorative film
Frosted, etched-look, gradient, striped and blackout films keep privacy after dark; see-through films, reflective ones included, do not. Typical LA uses: a bathroom window over a side yard, a bedroom on a street in Koreatown or Palms, a front-door sidelight, a glass shower partition. We fit 3M FASARA Glass Finishes: the look of etched or frosted glass in more than 100 designs, blocking at least 99% of UV, with an expected life of 5 to 20 years on indoor vertical glass, depending on the design. 3M's limited warranty on FASARA covers defects in materials and manufacture. Renting? Get your landlord's OK in writing first. FASARA frosted and decorative film from $18 per sq ft.
One-way (reflective) tint: daytime privacy only
Reflective film is one-way only while it is brighter outside than inside. At night, with the lights on indoors, people outside can see in, and from inside the glass looks like a mirror (LLumar). Our reflective film, 3M Affinity, is mirror outside and softer inside: 58% exterior against 25% interior reflectance on the Affinity 15 card. On clear glass, Affinity 15 "rejects up to 79% of all solar energy", 99% of UV and 90% of glare: the strongest heat cut in our home range. 3M's residential warranty adds "loss of reflectivity" to its list. For bedrooms and bathrooms, pair it with blinds or choose frosted film. Affinity from $14 per sq ft.
Skylight tint
Flat glass skylights take film, applied from inside. 3M writes its warranties for flat glass: they "apply to flat glass applications only", curved or three-dimensional surfaces void coverage, sloped glass shortens the term, and plastics such as polycarbonate are not covered. So for acrylic or polycarbonate skylights and domes we recommend a shade or a new dome, not film. Glass skylight film (3M Prestige) from $399 per skylight.
Tint for sliding glass doors and large panes
Big tempered, dual-pane patio doors, like the back door of a Valley ranch house or a Long Beach condo's balcony slider, are the classic case for the film-to-glass check below. 3M Prestige on a sliding door: from $759.
Safety and security film
3M Scotchshield Ultra Prestige S70 helps hold broken glass in place after a break-in attempt, an earthquake or a stray ball, while it cuts solar heat: "virtually clear" at 70% visible light, blocking up to 99% of UV, and micro-layered for tear resistance. It is anchored to the frame with 3M Impact Protection Attachment, so the whole pane holds together, not just the film. It helps delay an intruder; it does not stop one: 3M says the film "is not bulletproof and is not designed to stop intruders". Where no solar control is wanted, the clear Ultra S800 does the same job. from $22 per sq ft, with 3M IPA.
Exterior window film
Film "is almost always installed on the inside"; exterior film is for glass that is hard to reach from indoors (LLumar). Exterior lines carry shorter warranties: in 3M's residential terms, interior Prestige is lifetime while Prestige Exterior is 10 years, or 7 on sloped glass. Exterior film from $24 per sq ft, confirmed after a site visit.
Office and commercial window tinting
Office window tinting from MNG cuts glare on screens, heat in west-facing suites and sightlines into conference rooms, for offices, storefronts and studios across Los Angeles. We fit commercial sun-control film (3M Night Vision or Prestige), 3M FASARA frosted and decorative film, and 3M Scotchshield safety film. - Conference rooms: frosted bands or full frosting, for privacy without losing the light.

Under California's 2025 Energy Code (Title 24, Part 6, in force for permit applications from January 1, 2026), adding window film to an existing building counts as an alteration, and film without an NFRC rating is judged on the code's default values; ask us for the film's NFRC label when your building department or architect needs it (California Energy Commission). 3M's commercial warranty terms differ from its residential ones, so we quote the term for the line you choose. The normal August high is 97.4°F at Woodland Hills (Pierce College) against 76.7°F at LAX: NOAA's 1991–2020 climate normals, not a forecast (NOAA). Several places straddle zones (West LA, Long Beach, Torrance, Thousand Oaks and Santa Clarita), so check your ZIP on the CEC list. The film in the last column is where the quote starts, not a rule: the glass check comes first.
Before we tint: glass, window warranty, HOA and license
- Glass check. Single or dual-pane, low-e, tempered or plastic: the installer matches the film to the glass with the film maker's film-to-glass guidance (IWFA).
- Window warranty. The DOE warns that "most window manufacturers will void their warranties if the film is installed on an IGU" (a dual-pane unit), and tinted, mainly absorbing films can damage its seals. So we tell you before quoting and use 3M film, whose residential terms cover thermal-shock glass breakage for up to 5 years and seal failure to match the window maker's warranty, up to 10 years, capped per window. Keep your window invoices and glass warranty: the seal-failure cover depends on them.
- HOA or landlord. Where your CC&Rs require approval for changes visible from outside, Civil Code 4765 requires a written decision and, for a denial, the reason and a way to ask for reconsideration. Condo glass may be common area, so check the CC&Rs. Renters need the landlord's written consent.
- Title 24. California's 2025 Energy Code treats adding window film as an alteration. Whether you need a permit is up to your local building department, so ask it before a large job.
- License and deposit. A home-improvement job of one thousand dollars or more, counting labor and materials, needs a CSLB-licensed contractor (CSLB); window film falls under the D-52 Window Coverings class, and your quote carries the installer's license number. By law, the down payment may not exceed one thousand dollars or 10% of the contract price, whichever is less (Business and Professions Code 7159.5).
