Santa Monica local notes: building garages, driveways, water rules, salt and sand
1. Building garages: Downtown, Mid-City, Pico, Wilshire Montana. 72.1% of Santa Monica households rent and 66.0% of housing units are in buildings of five or more units, against 64.0% and 48.3% in the City of LA; in 90401, Downtown, 94.8% rent and 93.7% of units are in such buildings (ACS 2020–2024, tenure; units). So across much of the city the car lives in a building garage. Book with your bay number, clear the visit with the manager or HOA, and tell us the way in: a gate code, a fob or a meet at the entrance. We need room to open every door, and we leave the bay dry (note 4).
2. Driveways North of Montana. In 90402, 61.5% of housing units are single-family detached houses and only 26.1% of households rent (same ACS tables). Here the visit is mostly in the driveway or a private garage.
3. Street and permit parking. A car that lives on the street is washed right there, on the capture mat. If your block has permit-parking signs or a meter, tell us when you book so the visit fits them.
4. Santa Monica's own water code. Santa Monica is its own city with its own water rules; the City of LA's do not apply here. Under SMMC 7.16.020(b)(2), a vehicle may be washed with water only "by use of a hand-held bucket or similar container or a hose equipped with a positive action quick release shutoff valve or nozzle", and "in no event shall any water so used be permitted to run off into streets, alleys or storm drains". Section (b)(1) bars hosing down driveways, alleys or parking areas with drinking water, and (d)(2)–(3) bar water flowing off any property into gutters, streets, alleys or storm drains, or ponding on it, except from rain or with the City's written approval (the council's ordinance text, June 2022). Storm drains are not the sewer: in most cases stormwater flows through them straight to water bodies, here the bay (LA Regional Water Board). So we wash rinseless from a bucket, with water we bring, on a capture mat under the car. Nothing runs to the gutter, no water is left pooled on the garage floor or the road, and the mat's water leaves with us.
5. Salt, sand and no summer rinse. The August average high is 76.5°F at Santa Monica airport and 69.7°F at the Pier, against 88.9°F at Burbank; June to September brings 0.27 in of rain at the airport, and 82% of its 13.45 in a year falls December to March (NOAA 1991–2020 normals). Heat is not the Santa Monica problem. Salt film, dust and marine-layer damp are, and with almost no summer rain nothing rinses them off. Beach sand on the paint or in the carpet scratches if it is wiped dry, so we soak it loose before a mitt touches the paint, brush it out of the carpet before the vacuum, and dry each panel by hand as we go. Salt and fallout bonded to the paint need paint decontamination; spots already etched in, water spot removal.
6. Palisades ash, next door. The Palisades Fire began on 7 January 2025 in Pacific Palisades, which borders Santa Monica to the north-west; it burned 23,448 acres and destroyed 6,845 structures (CAL FIRE). LA County Public Health's advice for ash on a vehicle: a gentle hose spray for the loose ash, then mild detergent and water; no scrubbing of dry ash, which can scratch paint; the ventilation intakes checked; a HEPA vacuum for an ash-filled interior; and no ash washed into storm drains (Public Health). We follow it on any ash day: never a dry wipe, and the water caught on the mat before it can reach the gutter.
